Senior Building Commissioning Specialist

Brightworks Sustainability is seeking an experienced, qualified Senior Building Commissioning Specialist to join our team. The Senior Building Commissioning Specialist position is tasked with leading the Commissioning process for different building project types as it relates to LEED certification or other code compliance processes.

Projects include residential, commercial office buildings, core and shell, academic, commercial interiors, laboratory spaces, etc. Candidates should have experience in building Commissioning processes as they pertain to new construction, core and shell, commercial interiors and residential programs, building retrofits, energy audits and retro-commissioning.

The employee filling this position will work closely with internal and external project teams. This position reports to a Director and will work closely with the Energy Practice Lead as well as the Commissioning & Energy Specialist.

Responsibilities:

  • Lead, plan, coordinate and manage a commissioning team to implement commissioning processes
  • Understand the Commissioning requirements for ASHRAE and green building certifications (LEED, GPR, Green Globes, etc.) (Fundamental, Enhanced and Monitoring Based Commissioning) and code compliance (such as Title 24)
  • Help project teams develop and provide guidance on Owner’s project requirement document as well as Basis of Design
  • Prepare documents specific to the Commissioning process: Commissioning plan, training plan, specifications, pre functional checklists, functional performance tests
  • Understand and provide review comments on complex HVAC systems, controls, plumbing, lighting and electrical distribution as well as renewable energy systems if needed, identifies discrepancies and monitors action plans
  • Recommend approval to client and document work performed by the design team, contractors and commissioning agents
  • Develop review design criteria, specifications, and other documentation pertinent to commissioning
  • Write comprehensive reports on each Commissioning phase including but not limited to: recommendations for optimizing building operations, functional checklists, list of deficiencies, equipment operation and maintenance manuals
  • Help lead and manage any external resources (other cx scopes)
  • Schedule and direct periodic commissioning meetings; Attend construction and coordination meetings if required for the project
  • Interface with clients, contractors, testing technicians, equipment vendors and owners as needed, and remain professionally assertive with Owner and subconsultants to help ensure overall project and commissioning success
  • Review control systems software and sequence of operation to meet required sequences of operation. Direct onsite system testing and monitoring of complex and integrated systems. Identify and document hypothetical scenarios to achieve optimum operations performance and control responses.
  • Deliver building energy auditing and retro-commissioning services
  • Perform site investigations, analyze exiting building utility data, energy savings calculations, develop cost estimates and written descriptions of energy conservation measures in support of design build energy cost savings proposals and technical audits
  • Travel regularly for project needs
  • Interface with financial manager and internal project team members to track project financial performance alongside client satisfaction
  • Mentors Energy & Commissioning Specialists and Energy Analysts to understand expectations for high-quality work for a project and continuously increase the quality of their work
  • Maintain high level understanding of Brightworks primary Cx deliverables (e.g., LEED BD+C, California Title 24/Cal Green, minimum code compliance in key locations)
  • Maintains knowledge of changing commissioning landscape, e.g., key code changes or industry standard

Requirements:

Education and Experience

  • BS in Mechanical Engineering or Electrical Engineering or equivalent technical or building commissioning years of experience
  • 7 - 10 years of experience as a Building Commissioning Authority
  • Credential: AABC Commissioning Agent (CxA), ASHRAE Building Commissioning Professional (BCxP), AEE Certified Building Commissioning Professional (CBCP), BCxA Certified Commissioning Professional (CCP), NEBB Building Systems Commissioning Certification (BSC), University of Wisconsin Accredited Commissioning Process Authority Professional (CxAP), or Certified Energy Manager (CEM)

Preferred:

  • Professional Engineer (PE) license
  • University of Wisconsin Building Enclosure Commissioning Process Provider (BECxP)
  • ASHRAE Operations and Performance Management Professional
  • LEED Accredited Professional (LEED BD+C, O+M)

Knowledge, Skills, and Abilities:

  • Excellent understanding of Engineering Fundamentals, ASHRAE Guideline 0: The Commissioning Process, ASHRAE/IES Standard 202: Commissioning Process for Buildings and Systems, DOE Retro-Commissioning Process Manual, FEMP Continuous Commissioning Guidebook, and ASHRAE Procedures for Commercial Building Energy Audits plus ASHRAE Guidelines 0.2 and 1.2 Cx Process for Existing Systems
  • Strong troubleshooting and problem-solving aptitude
  • Experience troubleshooting commercial mechanical, electrical and control systems
  • Working knowledge and manipulation of control systems and sequence of operations
  • Good presentation skills
  • Flexibility to manage multiple tasks and meet schedule deadlines
  • Excellent time management skills
  • High sense of integrity
  • Proficient with Microsoft Office, Bluebeam, and CxAlloy
  • Understanding and Knowledge of energy modeling is a plus.
  • Possesses a thorough understanding of Brightworks capabilities and the Brightworks Way
  • Demonstrates sound planning and control of one’s own work and the work of others
  • Communicates in an efficient, professional, and timely way with project stakeholders
  • Exemplifies and supports a culture of collaboration, cooperation, open and direct communication, and team-before-self

Location:

The preferred location for this position is our Los Angeles, CA office.

This position may also be filled in Oakland, New York City, or Denver. A remote position may be considered in areas where Brightworks currently has remote employees.

Salary and Benefits:

The annual salary range for this position in Los Angeles, CA is $106,260 - $125,580.

Starting pay offered may vary depending on geographic region, external market value, internal pay equity, job-related knowledge, skills, and experience among other factors. Starting salary offers will typically be made in the bottom half of the listed range. In compliance with Equal Pay for Equal Work Acts, a potential new employee’s salary history will not be used in compensation decisions.
